2. Offers, Agreements & Transactions

• When you submit a property for sale or request an offer, we will evaluate the property and present you with a written offer.

• Any agreement to sell must be formalized in a written contract, signed by both you (the seller) and us (Skinner Buys Home). This contract will include the terms of sale (price, closing date, property condition, payment details, responsibility for outstanding mortgage or encumbrances, etc.).

• Unless explicitly agreed otherwise, we purchase the property “as-is” and you represent that you disclose any known defects, mortgages, liens, or encumbrances.

• You agree to cooperate fully in good faith — including providing relevant information, access for inspection, documentation, and timely responses — to allow completion of the transaction.

3. No Commission / Fee; Payment at Closing

4. Representations & Warranties

You represent and warrant that:

• You are the legal owner of the property, or otherwise have full authority to sell it.

• There are no undisclosed liens, encumbrances, or legal disputes affecting the property.

• All information you have provided to us (address, mortgage status, property condition, legal status) is accurate and truthful.

• You will inform us of any material changes to the property or its status before closing.

5. Limitation of Liability & Disclaimer

• Skinner Buys Home will make reasonable efforts to verify the property information and will act in good faith. However, we cannot guarantee absolute perfection in valuation or future property performance.

• We are not liable for any indirect, consequential, or special damages arising from the sale, rehabilitation, or resale of the property.

• You acknowledge that property values, rent rates, repair costs, and market conditions can change, and future outcomes are not guaranteed.

6. Indemnification

You agree to indemnify, defend, and hold harmless Skinner Buys Home, its officers, employees, contractors, and agents from and against any claims, liabilities, losses, damages, costs, or expenses (including reasonable legal fees) arising from (a) your breach of these Terms, (b) misrepresentation of property information, or (c) failure to disclose material defects, liens, or encumbrances.

7. Governing Law & Dispute Resolution

These Terms and any transaction contracts will be governed by the laws of the state in which the property is located (e.g., for properties in North Carolina, the laws of the State of North Carolina).

Any dispute arising under or in connection with these Terms or a transaction will be resolved by mutual negotiation; if that fails, by arbitration or in a court of competent jurisdiction in the relevant state.

8. Changes to Terms
